Manufacturing Building

Wealden AM were pleased to be invited by Page Surveyors to tender for this project in Ashford.

We became involved in the early stages of the design process, discussing the requirements of the existing tenant who was looking to move from older dilapidated premises into a larger and more modern workshop and office building. The tenant specialises in natural stone fireplaces and surrounds, kitchen worktops and floor tiles formed from Granite, Quartz, Marble and Slate.

The tenant had some specific design requirements for the building, and with Sean Chaplin of Wealden AM working closely with Neil Farrance of Page Surveyors, we spent some time reviewing the plans of the new building to ensure that the design met the practical demands of the tenant as well as the budget of the Client.

One of the more important features in the building was the need for an internal crane beam to improve the efficiency and safety of handling stone slabs throughout the workshop.  The crane has 3 tonne capacity, and being actively involved in the design process meant that we were able to incorporate the support requirements into the main structure of the building without the need for any additional independent steelwork.  The support rails were tailored to ensure that the crane had the maximum operational footprint within the building, including use of a loading platform onto the mezzanine floor for additional storage if required.

The building itself is a steel framed structure with a hot-dipped galvanised finish, providing a high level of corrosion resistance, which is essential in an environment where wet cutting processes take place on a daily basis.  All steelwork in the building is designed to BS5950 standard and manufactured to the latest CE marking standards in accordance with EN1090 (now a legal requirement for building manufactures to comply with).  A mezzanine floor was integrated into the frame design at one end of the building to form an office and showroom space on the ground floor, with additional storage and workshop space above.

The roof is constructed using insulated composite panels 115mm thick, and the purlins designed to accommodate additional loadings from P.V. panels.  High grade insulated roof lights were also installed to provide an effective level of natural light within the workshop, reducing the need for electrical lighting during working hours.  

The vertical cladding is formed from insulated composite panels 80mm thick, and insulated sectional doors - these allow efficient movement in and out of the building whilst keeping thermal losses to a minimum when not in use.  Double glazed doors and windows were fitted to the office end of the building.  With these cladding options the envelope of the building is not only fully compliant with building regulations, but also provides a high level of thermal efficiency reducing the amount of heating required.

The demands of the project were not just about supplying a building tailored to meet the requirements of the Tenant, but also meeting the time scales required of the project as whole.   Wealden AM were pleased to be part of a team of contractors brought together by Page Surveyors to complete the project and meet these key dates.  This meant preparing the site in some challenging winter conditions, and the ground worker worked closely with us to allow for mass pouring of the concrete floor to be carried out during the building phase.  We also coordinated with the solar providers, to ensure that P.V. panels could be installed on the roof during construction without the need to duplicate scaffolding/access at a later date.  This team approach contributed to reducing the overall time required for construction on site, meaning that the structure was complete on time and on budget.
